Two-and-a-Half Story  
Characteristics of Two-and-a-half story homes:
  • Identical to two-story home designs
  • Half-story above second floor
  • Increased storage or living space
  • Usually has a stairway to third level
  • Dormer and/or window in the gable end
Two-and-a-half story homes were more commonly built when basements were used for
little more than housing the furnace and attics were used for storage. There is typically
a high pitched roof to accommodate "standing" room on the third level and a window framed into the gable end.
  

The attics of older two-and-a-half story homes have often been converted into usable living space for a studio, office, bedroom or play room as this is easier than dealing with the low ceiling of the basement.

Modern two-and-a half story homes may appear to
have a third level, but the space may be used for massive amounts of insulation. Storage isn't as big
an issue in a home with a dry usable basement.
