Bi-Level
Characteristics of Bi-Level homes:
  • Low building cost per square foot
  • Entry leads to upstairs and downstairs
  • Easily accessible floor levels
  • Garage is built into the basement level
  • Lower level has daylight windows
A Bi-level home is basically a one-story home that has been raised to allow the basement to be at, or just below, ground level. Daylight windows are framed into the lower level  providing suitable living space on the ground floor. The main entrance is split so both first floor and ground floor can be easily accessed via a half flight of stairs. Bi-levels are also referred to as "split entry" homes.

Many Bi-level homes are designed with the garage built into the basement level. This compact design is ideal
for lots where the topography is hilly or where there is no space for a garage. Other versions use the entire lower level for bedroom and other living spaces.

NOTE: Overall bi-level square footage as stated in the Multiple Listing Service details may be showing square footage on the main level only, or including the lower level living space.  It's done either way.
